AADE's real estate, especially its transport operations, will be under “siege” and in fact with two “employees”, one in Athens and the other in Thessaloniki.

Transfers, declarations, taxes, fines, certificates and checks related to real estate fall within the responsibilities of the new centers, the activation of which comes at a time when the authority’s operational plan expects to conduct 2,500 checks this year on the purchase and sale of real estate, parental benefits, inheritance and donations, with a special focus on cases prohibited by law at the end of the year.

Short-term rentals also remain under close scrutiny in light of new provisions under which the disposition of three properties on the short-term rental market constitutes a commercial activity and is subject to VAT, as well as cash transfers of properties after their radical settlement. The premiere of KEFOK Attica is scheduled for April 22, while it will be followed by the operation of KEFOK Thessaloniki on May 13, which will gradually absorb capital tax services for all DOUs in the region until May 20.

Responsibilities

The work of KEFOK, according to the decision of AADE Governor Giorgos Pitselis, is:

Monitoring and implementing legislation regarding the Real Estate Transfer Tax (RTT).

Monitoring taxpayers' tax compliance and establishing and maintaining the taxpayers' tax profile.

Receive and manage returns (initial or amended).

Issuing tax laws and determining fines or any other action.

Determining the temporary value of real estate to which the objective determination does not apply.

Conducting audits and imposing fines on people who violate their obligations.

Giving handwritten certificates.

Verifying the accuracy of the content of the declarations as well as managing the results of the audit of the declarations data by applying the methods and systems of data auditing and risk analysis developed by the relevant employee departments in ADI.

Sending important cases to the relevant review departments when violations are discovered.

Monitoring and implementing real estate tax legislation such as the Unified Real Estate Tax (ENFIA), the Special Real Estate Tax (EFA), the Unified Property Tax (ETAK), the Real Estate Tax (FAP), and the Real Estate Declaration Legislation (E9).

Receive and manage declarations (primary or amended) and applications (printed forms) that require declaration.

Monitoring the approval of the real estate tax amendment for a natural person, when the result of this action is an approval.

Document control upon receipt of amended private property tax returns (EFA).

Handwritten ENFIA certificate awarded.

Monitoring the correct application of real estate transfer legislation by notaries and/or transfer secretaries/heads of real estate offices.

Verifying the accuracy of the content of the declarations as well as managing the results of the audit of the declarations data by applying the methods and systems of data auditing and risk analysis developed by the relevant employee departments in ADI. In the event of non-compliance by taxpayers, important cases are sent to the relevant audit departments.
