House rents in our country are endlessly rising, which is developing into a big problem for potential tenants.
Rental prices vary depending on the area and quality characteristics of each property. However, the determining factors for their prices are the fact whether they have been renovated, if they have an elevator or natural gas heating, or if they have access to the metro.
Rentals: What renters are looking for [διαγράμματα]
Regarding the ever-increasing rental prices of properties in Athens, especially those with an area of a few square metres, the head of Athens-Attica real estate agents, Lefteris Potamianos, told ERT. Meanwhile, Mr. Potamianos also touched on the issue of reducing the owner occupancy rate.
For example, Mr. Potamianos said the following:
- In Kypseli rental prices for a renovated apartment of 100 square meters. Their prices range from 7 to 9 euros per square meter, while for an apartment of 50 square meters. From 8 to 11 euros per square meter.
- In New Cosmos respectively, rental prices for a renovated apartment of 100 square meters. They range from 7.5 to 10 euros per square metre, while for an apartment of 50 square metres. From 9 to 13 euros per square meter.
- In Nea Smyrni, rental prices for a renovated apartment of 100 square meters. They range from 8.5 to 12 euros per square meter, while for an apartment of 50 square metres. From 10 to 13 euros per square meter.
- In Empilukipi, rental prices for a renovated apartment of 100 square meters. They range from 7.5 to 10 euros per square metre, while for an apartment of 50 square metres. From 9 to 12 euros.
“One will see that the 50 sqm area is more expensive and this is normal because it is an apartment that is requested by more people, whether students, individuals or couples. While the 100 sqm area are usually family apartments, the ones we say are aimed at families “The ratio of square meters per euro is higher in small apartments,” Mr. Potamianos said.
He also added, “Small apartments are very popular in major urban centers like Athens and Thessaloniki. You only have to go to the sites offering different apartments and offices, where you will see that in the Kypseli area, for example, only 15 apartments are for rent with an area of 50 square meters. So the problem is alive and that is why we say a solution must be found for closed apartments.”
Mr. Potamianos also spoke about closed apartments which, if opened, would provide a breath of fresh air to the market. “It is the category of owners who keep it closed because they do not want strange tenants. It is the inherited properties, which is also a large category, and they are in disputes and closed. They are thousands of public properties, belonging to different funds, different organizations, and many of them are located in the center of Athens,” he noted. There is also a lot of property mortgaged or seized by banks.
